Our Rental Process
Step 1: Apply to Rent (free application)
You can click above on the “Apply to Rent” button, or email us at support@mossglen.properties for an official application. We don’t collect an application fee. Isn’t that easy?
Once we receive your application via e-mail at support@mossglen.properties, we will (1) confirm receipt and (2) begin the qualification process. If qualified, you’ll proceed with viewing the home in-person.
Step 2: Schedule a Showing
After seeing the property in person, if you’d like to proceed, you’ll be emailed a link to pay for the TransUnion SmartMove background screening.
Step 3: Background Check (small fee)
Once you submit payment to TransUnion, we will forward the completed report to the property owner for consideration.
Step 4: How long does it take for a response?
All applications are forwarded to the owner for approval, denial, or for further negotiation.
Any response will be issued as soon as possible, but may take several days under certain circumstances. Please note that property owners make the final decision to approve.
Can I check the status of my application?
Please send us an email at support@mossglen.properties for a prompt update about the status.
We only give updates about applications via e-mail.
How do you screen and qualify applicants?
Mossglen Properties uses TransUnion SmartMove to screen applicants on rental properties that we list. This software is highly recommended by the California Association of Realtors®.
This includes a credit-based ResidentScore, criminal background check, a credit report, Income Insights report, eviction report, and recommendations. SmartMove uses a patented process that also verifies the applicant’s identity.
Do you have 24/7 support for tenants?
Yes, it’s true. Landlords and tenants can contact us at any time or day. If someone doesn’t pickup immediately, we usually return messages and calls within 30 minutes on average or within 2 hours (and/or as soon as we see the request).
You can call, text, or email us.
We strive to operate around our client’s schedule.
Do you offer month-to-month agreements?
The standard and most common lease agreement is for 12-months. However, a property owner may choose month-to-month, 3-months, 6-months, or something else that works best for their needs.
