How do you screen and qualify applicants?
Mossglen Properties uses TransUnion SmartMove to screen applicants on rental properties that we list. This software is highly recommended by the California Association of Realtors®.
Your landlord report will include a credit-based ResidentScore, criminal background check, a credit report, Income Insights report, eviction report, and leasing recommendation. SmartMove uses a patented process that also verifies the applicant’s identity.
How long does it take to find Tenants?
Usually, we can place tenants into your rental property rather quickly once it’s move-in ready and advertised for rent.
While the exact timeframe will depend on several factors, the demand for rentals in our area remains high. This means low vacancies and quick turnovers for our property owners.
How long do Tenants stay?
The standard and most common lease agreement is for 12-months. However, a property owner may choose month-to-month, 3-months, 6-months, or something else that works best for their needs.

Which areas do you serve?
While we are based in Sacramento, we service most areas in the greater Sacramento, Solano, Yolo, Placer, El Dorado counties. Other areas are possible upon special request.
Who keeps the "Late Fees"?
While many Property Managers keep late fees collected from the Tenant, we don’t.
100% of all Late Fees are given to the property owner, not kept by the Property Manager.
Do you collect rent and send owner statements?
$0.00 – Collecting rent, paying bills, and disbursing your profits via ACH (direct-deposit) is 100% included within our Tier 2 – All-Inclusive Plan.
Monthly or Quarterly statements can be mailed or emailed along with annual 1099 reporting. 100% included within our Tier 2 – All-Inclusive Plan.
What is your "Leasing Fee"?
$0.00 – Finding a Tenant is 100% included within our flat monthly fee, so no additional fees
Do you charge a "Renewal Fee"?
$0.00 – Absolutely not! This is 100% included within our flat monthly fee. All paperwork and contracts are customized and signed via DocuSign e-signature.
Do you charge a "Turnover Fee"?
$0.00 – Absolutely not! This is 100% included within our flat monthly fee. No additional fees just because you’re getting a new Tenant
Do you charge a "Vacancy Fee"?
$0.00 – Absolutely not! This is 100% included within our flat monthly fee. No additional fees just because your home is vacant. Landlords pay the same flat monthly fee if vacant or occupied.
Do you charge an "Admin" or "New Account" Fee?
$0.00 – Absolutely not! Charging an admin fee to set up your property management service is no way to welcome our valued clients. We do not charge a fee.
Do you charge to deliver notices?
$0.00 – We don’t. The preparation and delivery of Landlord notices to the Tenant is 100% included within our flat monthly fee.
If a notice has to be served by a legal process server, an additional fee will apply, but there is no markup on our end.
Do you handle all of the contracts and notices?
$0.00 – Yes, we are real estate professionals that utilize all industry standard forms from the California Association of REALTORS® (CAR) and also our own library of custom forms and notices.
If you require legal advice, we are not legal experts, so you need to speak with a licensed and qualified attorney in that field.
Do you have 24/7 support for landlords?
Landlords and tenants can contact us at anytime. If someone doesn’t pickup immediately, we promptly return messages and calls – usually within 30 minutes on average.
